Foggy glass that cannot be wiped clean from either side is more than a cosmetic issue. It usually means the insulated glass unit has lost its seal and allowed outside air and moisture into the space between the panes. Understanding what causes window seal failure helps homeowners address the actual problem before drafts, water damage, or repeat repairs affect a sunroom, solarium, conservatory, or skylight.

A failed glass seal is different from a worn exterior weather seal. Both can affect comfort and water resistance, but they require different repairs. One concerns the sealed edge of the glass unit itself; the other concerns the gaskets, caulking, flashing, and drainage details around the glass and frame.

What Causes Window Seal Failure in an IGU?

Most modern double-pane and triple-pane windows use insulated glass units, often called IGUs. Each unit contains two or more panes separated by a spacer. A perimeter seal holds the assembly together, keeps moisture out, and retains insulating gas when present.

That seal works under constant stress. Sun exposure heats the glass, cold weather contracts it, wind flexes the structure, and moisture tests every weak point in the assembly. Eventually, materials age. In a glass roof or heavily exposed sunroom, this process may happen sooner than it does in a protected wall window.

1. Years of thermal expansion and contraction

Glass, aluminum, vinyl, wood, and sealant do not expand and contract at the same rate. During a hot afternoon, direct sunlight can heat a solarium roof panel far beyond the outdoor air temperature. At night, or during a winter cold snap, those materials shrink again.

This cycle puts repeated strain on the IGU edge seal. Over many seasons, the seal can harden, pull away from the spacer, or develop small openings. 2. Age and deterioration of the edge seal

Leaks often begin at failed silicone joints, damaged flashing, blocked drainage channels, or deteriorated weather seals. If only the visible leak is patched without correcting the drainage path or failed joint, water may return and continue affecting the glazing system.

5. Structural movement and frame distortion

An insulated glass unit needs even support around its perimeter. If the frame twists, settles, bows, or shifts, the glass can be placed under uneven pressure. This may occur after foundation movement, wood rot, corrosion, loose fasteners, roof loading, or long-term settling in an older addition.

Frame movement is a common reason a replacement panel fails sooner than expected. Before installing new glass, a professional should check whether the opening is square, whether the glass is properly blocked, and whether the surrounding frame is stable enough to support it.

6. Poor original fabrication or installation

Some seal failures are tied to how the unit was made or installed. Inadequate edge sealing, incompatible materials, incorrect spacer placement, or poor handling can shorten IGU life. A panel can also be damaged when installed too tightly, set directly against metal, or supported without proper setting blocks.

This is why replacement glass should be measured and fabricated for the actual opening, not assumed to match a nominal size. 7. Failed gaskets and pressure on the glass edge

Gaskets do more than keep rain out. They cushion the glass, hold it in position, and help manage movement between the panel and frame. When gaskets shrink, crack, flatten, or become brittle, glass may rattle in the opening or be pressed unevenly against the frame.

The visible symptom may be a draft, water staining, or loose trim. Left unresolved, damaged gaskets can contribute to IGU seal stress and allow broader moisture problems around the frame.

8. Glass breakage or edge damage

A cracked pane clearly needs attention, but small edge chips can be just as significant. The edge of an IGU is where the seal system sits. Damage near that area can compromise the seal, especially if the glass has been struck, flexed, or exposed to repeated vibration.

Thermal stress cracks may also point to a larger issue, such as heavy shading on one area of glass, insufficient expansion clearance, or an improperly supported panel. Replacing the glass without identifying why it cracked can lead to another failure.

Signs the Insulated Glass Seal Has Failed

The clearest sign is haze, fog, droplets, or streaking between the panes. Because the moisture is inside the glass unit, cleaning the interior or exterior surface will not remove it. In some cases, the fog changes with temperature and humidity, appearing more noticeable on cold mornings or sunny afternoons.

Other signs include a white residue around the spacer, reduced visibility through the panel, or a glass surface that feels unusually cold near the edges. A failed IGU may also lose much of its insulating value, making a room feel less comfortable and increasing condensation on nearby surfaces.

Do not confuse this with condensation on the room-side surface of the glass. Interior condensation usually relates to indoor humidity, low glass temperature, or inadequate ventilation. It may signal an efficiency concern, but it does not by itself prove the IGU seal has failed.

Can a Failed Window Seal Be Repaired?

It depends on which seal has failed. Exterior perimeter caulking, glazing gaskets, weather seals, and flashing can often be repaired or replaced. Those repairs are essential when water is entering around a window, skylight, or sunroom roof panel.

When the internal seal of an insulated glass unit has failed, the durable repair is generally replacement of the glass unit. The fog is inside a sealed cavity, and the insulating properties have already been compromised. Surface treatments or temporary defogging methods may improve appearance for a time, but they do not restore the original sealed IGU performance.

For an aging conservatory or solarium, a targeted glass replacement may be the right solution if the frames, roof system, and drainage details remain sound. If corrosion, rotted wood, recurring leaks, or widespread seal failure are present, partial restoration or a broader rebuild may provide better long-term value.

How to Prevent Repeat Seal Failures

Prevention starts with fixing the cause around the glass, not just replacing the cloudy panel. Keep drainage channels clear, inspect roof and frame joints for failed sealant, and address water stains or drafts early. Avoid modifying a sunroom with films, shades, or attachments that create extreme heat buildup unless the glass system is suitable for that use.

When glass is replaced, the installation should include proper setting blocks, compatible gaskets, correct clearances, and a review of frame condition.
